Refinishing Your Hardwood Floor

Whether you’re looking to make your floors look brand-new or you’ve just noticed that they’re showing signs of wear and tear, refinishing your hardwood floor can restore their original beauty. Hardwood Floor Refinishing involves sanding and staining the wood to achieve the desired appearance. But refinishing can be time-consuming and messy, requiring professional tools, expertise, and labor.

In some cases, a floor may only need a good cleaning and polishing to look new again. Before sanding, inspect the flooring for any cracks, gouges, or scratches that can be repaired before beginning work. Those that are superficial can usually be treated with a simple sanding or staining.

The most prominent downside to sanding is the amount of wood dust it generates. This dust is difficult to contain and can cause indoor air pollution. To reduce this dust, consider sealing your doorways and vent ducts with plastic sheeting. Also, wear NIOSH-approved organic vapor respirators, neoprene or vinyl gloves, and eye protection with splash guards when refinishing your wood floors.

Refinishing is a good option when your floors are looking worn, scuffed or dull. It involves removing old floorboards, grinding them down to even out the boards and reinforcing them with new nails. It can also be a good idea to seal your wood floors before refinishing them. This prevents future damage from everyday wear and tear.

For this purpose, we recommend using a polyurethane finish, available in water or oil-based formulations. The latter is more slow-drying and can show imperfections, but it produces a smoother surface. After applying the polyurethane, leave the floor to dry for 24 hours. Afterwards, you may place furniture and rugs back on the floor.

Once the sealant is dry, sand it again with fine 320-grit sandpaper. If you used a penetrating sealer, you’ll need to sand it a few times to achieve a smooth, even finish.

If your client has an exotic hardwood floor, they might opt for a more acid-cured finish, which is highly durable and highlights the grain and color of the wood. This type of finish dries extremely quickly and is a great option for touch-ups and refinishes.

A final coat of a water-based or oil-based polyurethane will be applied. The first coat requires about 24 hours to dry, and at least two more are recommended.
